Olathe vs Overland Park: What $400K Actually Buys in Each
Four hundred thousand dollars is an awkward number in Johnson County. It sounds like plenty. Then you open a home search and learn it sits below the median in both Olathe and Overland Park.
The good news: $400,000 still buys a very nice house in either city. It just buys a different house.
What $400K buys in Olathe
In Olathe, $400,000 generally means more square footage and a newer build date.
- Expect three or four bedrooms and roughly 1,800 to 2,400 square feet.
- Most homes at this price were built from the 1980s through the 2000s.
- Near the original downtown, three-bedroom homes around 1,800 to 2,000 square feet sold in the $360,000 to $390,000 range this September.
- Brand-new construction mostly starts above $400,000. The city added 635 new homes in 2025, with most new subdivisions going in on the south and southwest sides.
Olathe also moves fast. In spring 2026, homes spent about 11 days on the market and averaged two offers each.
What $400K buys in Overland Park
In Overland Park, $400,000 generally means a more central address and an older house.
- North of I-435, think updated mid-century ranches. Small two- and three-bedroom homes near downtown Overland Park sold around $290,000 to $350,000 this June, so $400,000 gets you a larger or freshly renovated one.
- Farther south, $400,000 is closer to the entry point. You will be looking at older two-stories and split-levels that may want new kitchens.
- You are buying location: a short drive to the College Boulevard job corridor, the downtown farmers' market and the Arboretum.
The tax detail nobody mentions
Overland Park has the lowest city property tax rate in Johnson County. Olathe's city rate is higher by about 8.8 mills.
In plain dollars: Kansas taxes a home on 11.5% of its appraised value. On a $400,000 house, that city-rate gap works out to roughly $400 a year.
School district rates add to the difference, and this is the part that trips people up. Your school district is set by your address, not your city. Some Overland Park addresses are in the Olathe district, and the Olathe district also reaches into Lenexa. Local reporting has put Overland Park's total rate about 10% below Olathe's.

So which city wins?
Choose Olathe if you want the most space and the newest house your budget allows, or if you work at Garmin, which is headquartered there.
Choose Overland Park if you would trade a bedroom for a shorter drive and a lower tax bill.
And if you cannot decide, do what our clients do: tour two homes in each on the same afternoon. The answer usually shows up by the third driveway.
